Why a proper investigation matters

Damp is a symptom, not a diagnosis. The same stain, patch of mould or musty smell can be caused by several very different problems, and each needs a different remedy. Guessing — or reaching for a single electronic moisture reading — is how properties end up with expensive treatment that does not fix anything.

Our surveys are designed to narrow down the likely cause using observation, measurement and an understanding of how the building is constructed, so the recommendations you receive are proportionate to the actual problem.

What a damp survey may include

Depending on what we find, a survey may involve some or all of the following, where relevant to your property:

• Visual inspection of internal and external areas
• Moisture profiling across affected surfaces
• Property construction assessment
• Internal and external defect assessment
• Atmospheric readings and relative humidity
• Surface temperature readings
• Condensation risk and dew point assessment
• Ventilation assessment
• Thermal imaging where appropriate
• Timber inspection
• Salt analysis where applicable
• Recommendations for further opening-up where concealed defects cannot be assessed

Inspection limitations, explained clearly

No survey can see inside a wall or under a floor without opening up. Where a cause is likely to be concealed, we say so plainly and recommend the further investigation needed rather than guessing.

Importantly, an electronic moisture meter alone does not provide a diagnosis. These instruments are a useful indicator, but readings must be interpreted alongside the construction, the pattern of moisture and the wider evidence.

Where a survey is carried out, you receive a written report with photographs, likely causes and proportionate recommendations — separating what is necessary from what is advisory or optional, so you can make an informed decision.
