Moisture is the root cause

Rot cannot establish in dry timber. Wherever we find decay, the first job is to understand where the moisture is coming from — a leak, poor subfloor ventilation, penetrating damp or a plumbing defect — and address it. Repairing timber without fixing the moisture source simply invites the problem back.

Proportionate repairs

Recommendations are matched to the findings: improving ventilation, resolving the moisture source, and replacing or repairing affected timber where necessary. We do not recommend blanket chemical treatments where the evidence does not support them.
